Website builder for bed and breakfasts

Guests choose a bed and breakfast on three things: the rooms, the breakfast and the host. Your website has to show all three and make it easy to ask about dates. Describe your house in plain words and Briks plans the pages, builds them and publishes the site with hosting included.

Below are templates you can start from, the pages a B&B site usually needs, and a brief you can adapt for your own house.

Leadership

Northpass is a leadership company based in Edinburgh, founded in 2014, serving executive teams, boards and founders who need to make real decisions away from the office.

The pages a bed and breakfast website needs

Guests read a small house's site closely before they write. Tick the pages that fit yours and the sitemap redraws. Briks asks the same question before it builds.

Change the details to your own and use it as your starting point. The pages line follows what you ticked above.

The Linen House is a bed and breakfast in a Victorian villa on the edge of Keswick, in the Lake District, run by Sarah and Ian Moss since 2018. We have three double rooms, each with its own bathroom: the Fell Room looks at Skiddaw, the Garden Room opens onto the lawn, and the Attic is the quiet one at the top.

Breakfast is served from 8 to 9:30 in the conservatory: a full cooked breakfast, porridge with local honey, or fruit and yoghurt. We can do vegetarian, vegan and gluten-free with a day's notice.

Rates are £110 to £140 a night, two nights minimum at weekends from April to October. Check-in from 3pm. No pets, sorry.

Our guests are mostly walkers and couples on a short break. The site should feel calm and homely, with lots of light, and make it easy to send us dates. Include walks from the door and where to eat in town.

Pages: Home, Rooms, Rates, Breakfast, Enquire.

Why it is written this way

  • List every room with its bed, bathroom and view. Guests compare rooms, and every detail you give is one nobody has to guess.
  • Give prices and minimum stays as numbers, with the months they apply to.
  • Say who stays with you. Walkers want boot rooms and early breakfasts; couples want quiet and a good restaurant nearby.
  • Mention the page you would add if you had time, like walks from the door. It is often the one guests remember.

How Briks builds a bed and breakfast website

Each step is something Briks does today. Follow a link for the details of each feature, including whether it needs a plan or a switch.

  1. Describe the house

Write about the rooms, the breakfast, the street and the guests who come back. Briks asks which pages you want before it builds, and about anything your brief left open, such as whether rates change by season.

  2. Show it places you would stay

Add a site you like, a small hotel's or another guest house's, with screenshots if you have them. Briks reads how it is put together and builds yours in that spirit, with your rooms and your words.

  3. Built, then checked

Every page you chose is built, put in the menu and checked for readable contrast before it publishes, then checked on the live page at desktop and phone after the first publish.

    Checks before publishingOn every plan
  4. Date enquiries kept for you

Your enquiry form keeps every entry in the studio. Once the site is in production, each one is emailed to you, so you can reply while the guest is still deciding.

  5. Answer the questions guests repeat

Switch on the site chat and it answers from your published pages: parking, check-in times, dogs. Questions it cannot answer are emailed to you.

  6. Change rates for the season

Type 'summer rates start on 1 June at £120 a night' in the studio chat and Briks builds and publishes it. Every change is a version you can undo.

Advice for a B&B website guests trust

  • Show the rooms as they are

Wide-angle photos that make a small room look large lead to disappointed guests. Show each room honestly, in daylight, with its bathroom. A guest who knows what to expect is a guest who comes back.

  • Make prices easy to find

Guests who cannot find a price often check a booking site instead, and book there. Put a 'from' price on the home page and full rates on their own page, with the seasons they apply to.

  • Write the area page for strangers

You know the short cut to the lake; your guests do not. Write directions, parking, the nearest station and three places to eat as if to a friend who has never visited.

  • Ask for less in the enquiry form

Dates, number of guests, room, name and email are enough to reply. Every extra field is a reason to give up. Ask the rest when you write back.

Questions from bed and breakfasts

Can guests book and pay on the site?

Yes, when you ask. Briks builds room booking into your site, with each night taken only once, and a deposit can be paid through your own processor. Or start with an enquiry form for dates and guests, which keeps every entry in the studio and emails each one to you once the site is in production, or link to the booking service you already use.

Can I update rates and rooms myself?

Yes. Describe the change in the studio chat, such as new winter rates, and Briks builds and publishes it. Every change is saved as a version you can undo.

Can the site answer questions at night?

If you switch on the site chat, it answers visitors from your published pages and emails you the questions it cannot answer. It is off until you switch it on.

How much does a B&B website cost?

Starting is free, with 50 credits when you sign up, and a new site holds 50 credits while it builds. Your own domain comes with a paid plan from $16 a month, bought online at checkout.
